Booking platforms charge the owner around 15.5% of everything you pay. Book straight through this page and that commission is not paid at all — so we hand a slice of it back to you and keep the rest. You pay less, the owner keeps more, and nobody in the middle takes a cut.
List on Airbnb or Booking.com and roughly 15.5% of the guest’s payment goes to the platform, plus VAT on that commission. It is the single largest cost of letting a property.
No platform means no commission. That money has not been spent, so there is real room to move — and it is shared rather than pocketed.
The same dates, the same apartment, at a lower price than the platforms list. The cleaning fee is unchanged, because that is a real cost either way.
